Myrtle Terrace Apartments was constructed to provide decent and safe rental housing for eligible low-income seniors (age 62+) and persons with disabilities. The property was constructed with an interest-subsidized loan from Rural Development, with the U.S. Department of Housing and Urban Development (HUD) providing a rental subsidy. 

Myrtle Terrace is a single two-story building with thirty-two (32) one-bedroom apartments located near downtown Belmont at the corner of N. Central Street and W. Myrtle Street. 

A property manager is on-site from 10:00 am to 3:00 pm Monday through Thursday. A part-time maintenance mechanic is assigned to the property for routine maintenance and is available after hours for emergencies.

Myrtle Terrace is owned by Belmont Housing Authority and managed by Partnership Property Management Company, Greensboro, NC. 

How to Apply for Housing

Check if the waiting list is open.

Call 704-825-2446 to speak with the Property Manager

Complete the application.

Complete an application onsite with the Property Manager. (Appointments are preferred.) You must present an ID and a Social Security Card to complete an application.

Wait for notification.

Your application will be reviewed, and eligibility will be determined. If you qualify, your name will be placed on the waiting list.

Respond when contacted.

When your name reaches the top of the waiting list, you will be contacted. It is your responsibility to keep your contact information current. You will be required to provide the requested verification documents.

Move in.

Once approved, you will:

  • sign your lease agreement
  • pay your security deposit and prorated first month’s rent
  • and receive your keys to move into your new home.

Eligibility

  • Must be age 62+ or disabled
  • Must meet USDA-RD and HUD income limits
  • Must be a U.S. citizen or eligible immigrant 

Rent Calculation:
Rent is based on your income and HUD guidelines. Tenants typically pay the higher of:

  • 30% of adjusted monthly income
  • 10% of monthly income
  • Minimum rent: $50

Based on your application, a property representative will determine if any of the allowable deductions should be subtracted from your annual income.

Annual income is the anticipated total income from all sources received from the family head and spouse, and each additional member of the family 18 years of age or older.

The formula used in determining the resident’s portion of rent (TTP) is the highest of the following, rounded to the nearest dollar:

  • 30 percent of the monthly adjusted income. (Monthly Adjusted Income is annual income less deductions allowed by the regulations)
  • 10 percent of the monthly income
  • A minimum rent of $50.00

What do I need to do to apply for elderly housing (sixty-two and older) at Myrtle Terrace?

You must visit the Myrtle Terrace management office at 55 W Myrtle Street and speak with the property manager. He/she will give you information about the property, explain the eligibility criteria and assist you in completing an application if you are eligible.

The application is reviewed for placement on the wait list in the order that it was received and ranked according to federal and state mandates.

Assuming that you meet the preliminary requirements, you will be mailed a letter indicating that you have been placed on the waiting list.

This letter does not guarantee that you will be housed, but merely acknowledges that your application has been accepted and placed on the waiting list pending further verification.

It is the applicant’s responsibility to update their information. Application updates must be completed if there are any changes in income, family composition, employment status, address, or phone number change, etc.

The waitlist for Myrtle Terrace may be in excess of 24 months.

Once your name comes to the top of the waiting list, you will receive a phone call and/or a letter from Myrtle Terrace.

Final eligibility and rent will be determined at this time.

Total Tenant Payment (TTP) is based on your household’s anticipated gross annual income less deductions, if any. Annual income is the anticipated total income from all sources received from the family head and spouse, and each additional member of the family 18 years of age or older. The formula used in determining the TTP is the highest of the following, rounded to the nearest dollar:

  1. 30 percent of the monthly adjusted income. (Monthly Adjusted Income is annual income less deductions allowed by the regulations)
  2. 10 percent of the monthly income
  3. Flat rate rent, if applicable

You can live in unassisted housing as long as you comply with the lease and continue to meet eligibility guidelines.

It is the applicant’s responsibility to update their information. Failure to report any changes may cause your application to be purged from the waiting list and will require you to reapply for housing. This will delay your possibility of being offered housing or assistance.
